2233 Development is a Kansas City real estate development firm focused on residential and adaptive‑reuse projects. We believe the city's best buildings have already been built once — our work is to bring them back to life, and to build new ones worthy of standing beside them.
Founded by John McGurk — a developer, attorney, and former chief of staff at Kansas City City Hall — 2233 pairs institutional discipline with a genuine love of this city's history. From the Crossroads and downtown to vibrant suburban destinations, we invest where Kansas City is going, and in what it has always been.
We work at every scale. 2233 partners with other experienced developers on large‑scale new construction and major rehabs, and pursues the smaller, story‑rich projects we're passionate about under our own name: buildings that call for a boutique touch.

Opened in 1915, the Muehlebach hosted presidents, and earned the nickname "White House West" as Harry Truman's home base. Its upper floors have sat dark for decades. In joint venture, 2233 is restoring them as 158 apartments — penthouse residences, a rooftop deck, and workforce housing woven into a Kansas City landmark.

03 — Leadership
John McGurk has spent his career shaping Kansas City — as a real estate attorney at Polsinelli, as chief of staff to Mayor Sly James, and as a developer responsible for more than a billion dollars in transactions, including work on the KC Streetcar.
Before founding 2233 Development, John led Milhaus's development across the Western United States, including a Kansas City pipeline of Artistry KC, Marcato, and ViaKC. Today, 2233 partners with other experienced developers on large‑scale projects across the region. A lifelong student of the city's history, John founded 2233 to focus on the buildings and neighborhoods that make Kansas City unlike anywhere else.
